Questions to Ask when Buying a Home

Your local real estate market is dependent on many factors. If you have flexibility with your timeline, selling when the market is considered to be favorable towards sellers, known as a “sellers market” is ideal for you. But, if you are set to move on a specific date, we can help you come up with a marketing plan to ensure your home sells as quickly as possible. Try our Home Valuation Tool to receive a home evaluation and see how much you can sell for.

Working with a seller’s agent provides you with many benefits that For Sale By Owner (FSBO) properties miss out on. One study showed that FSBOs typically get about 30% less than agent-listed properties — don’t leave money on the table! Working with the experts at The Redbud Group means you will get more money, you will be offered higher value, and experience a seamless home selling process.

Any lingering home improvement projects you’ve been putting off should be addressed before you put your house on the market. While you never know what will come up during a complete home inspection, completing the repairs in a good workmanlike manner could prevent a buyer from backing out at the last minute.

The right price on your home will draw a crowd and bring in more offers. Your agent can help you determine the best price for your home by researching comparable properties and drawing from their knowledge. If you have completed any major home repairs, don’t forget to let your agent know so that they can be reflected in the price.

Homes that are decorated, or staged, are much more appealing to buyers than empty homes. Even if your home is in need of some updates, decorating in a way that appeals to a wide range of potential buyers can help your house sell quickly and for more money. Hire a professional stager if you don’t have that special touch when it comes to decorating. We cover the staging consultation for you because we know how much value it adds.

If an offer comes in, they will have a set price in mind. You can negotiate this to get it closer to the number you have in your mind. The goal is to make sure both parties are satisfied with the final offer. A too low or too high appraisal is another hurdle to possibly be prepared for.

The timeframe for this period will depend on what the buyer offered and what you agreed to. In general, the due diligence period is about 14 to 21 days. During this time, the potential buyer must complete the home inspection, appraisal, and approach your agent with any negotiations. If you have not completed a pre-home inspection, be prepared for the inspection report to possibly indicate issues regarding several major systems such as structural or foundation issues, roof issues, plumbing issues, electrical issues, heating/cooling system defects, water damage, termite infestations and so on. In this case, the buyer may want to negotiate in a credit or completed repairs.

Now that everything has been lined up for both you and the seller, the sale will close on your house and then it’s time to move. Decide if you want to hire movers, or if you need to rent while looking for other properties. If you need help buying a new home while selling your current home, we can do both.

The Redbud Group Marketing Plan

When selling your home, we will put together a custom marketing plan with a marketable list price. As mentioned, a well-priced home often generates competing offers and drives up the final sale value, which has the potential to increase the final sale price. Our comparative market analysis takes into account the most actively searched prices and home values throughout your area, including expired listings and properties still on the market. From there, we will make sure your home gets the right exposure and implement effective internet and social media marketing.
